August Updates
Well, we find ourselves at that time again where most everyone is looking for a progress report and hopefully some forward movement. It's almost August and so much has happened since last time we connected. So far, it's been a great summer, many familiar faces, and a much more positive "vibe" in the entire region. Tourism numbers are up across the board in Northern Baja and a few new businesses are up and running. Sitting in my office, I tend to watch and count the cars on the Scenic Road, it is not an exact science, but the sheer volume of traffic seems to be way up. For us, these are all good signs. It seems that the crisis may not be over, but positive influences are there if you look for them and can read between the lines.
In a pleasantly surprising turn of events we have seen a larger number of potential owners looking at reserving and putting deposits down on property at both of our projects, the Residences and One Eleven. Now, don’t think people are knocking the doors down to get to the sales office, but the number of willing and qualified buyers has increased dramatically. Thanks, in part to a perceptual change in confidence in the area and specifically, our projects. The local Real Estate community, which we have gotten more involved with through organizations such as AMPI (Mexico’s version of the trademarked name Realtor in the U.S.) has been much more supportive as word has gotten out that our construction lender was moving forward with us. Also, it seems that as the situation in the U.S. deteriorates even more, Mexico as a place to reside in or retire in becomes a much more viable choice. With our close proximity to the border and many familiar amenities, the Residences becomes again, a great choice to own and an incredible bargain to buy. It would be wonderful to close the summer out with a few new sales.
As we finalize the lengthy, arduous process of endless meetings and visits to the Notaries' office to sign documentation, the first administration of the new money gets closer as does the commencement of full scale construction crews getting back on the job site. This has been a difficult time for us in regards to showing tangible results to a transaction that took over a year to complete. All of our contractors are on the sidelines waiting for the word to get started again and we know that all of you are looking for that as well. One thing that we have learned through this process is that nothing happens fast when dealing at this level of bureaucracy. We are well aware that without construction getting started at past levels, all of our rhetoric is “just words”. All of us need action. As I have promised, as this difficult process moves though, information and updates will come as new developments take place. Still, unfortunately, most progress is “behind the scenes” and bureaucratic in nature. The good news is its real progress that’s being made!
Many of you have been asking for new photos of the project. Because of some high-level visits to the project, we have the place looking pretty good. So, in the next little bit we will have a number of new photos for those of you that for one reason or another, haven’t been able to visit the project. Also, we would like to have all of you find the time to come visit us and see the progress we have been able to make in these past difficult months. As we push forward and face head on each new obstacle, progress in so many areas is being made, this has been the main objective of these monthly newsletters, to let everyone know that we are here fighting the good fight every day. Each day gets us all one day closer to seeing our dream come to life and deliver to you a beautiful, oceanfront luxury property.

Occupancy & rates up in Baja

Staff working in hospitality jobs in Rosarito, TJ and Ensenada were worked extra hard last month, as the weather and other factors brought scores of holidaymakers to the region.
And that’s good news! It’s confirmed that Hotels across Baja saw more guests last month, according to SECTURE (Baja California Tourism Ministry) Hotel occupancy rates at the best hotels in Rosarito reached 97 to 100 percent with average rates over the $100 dollars on weekends. 98 percent in Ensenada, with rates averaging $115 Dollars and 80 percent in Tijuana, with rates around $80 Dollars.
Some local hotels have felt a positive change in occupancy rates this days bolstered by a recovery of the tourism sector in recent weeks, while others continue to struggle to full rooms. Tourism sector is one of Baja’s industries hard-hit by the effects of the economic crisis. In the first quarter of 2009, local hotel occupancy rates saw a 15 percent dip from last years as tourist traffic slowed, but things are changing for the good.
Since the onset of the crisis, the State ministry of tourism has aimed to keep the drop in occupancy numbers through a program of marketing campaigns and by increasing cooperation with local and international travel companies, that’s why the sector has shown signs of improvement this month, with arrivals for the first week of July going up and the expectation of a better than expected summer of 2009.
