February… Valentine’s Day… It’s almost Spring in Baja! We have had enough rain and the perfect amount of sunshine that the hillsides are covered in wild grasses and flowers this year. It truly is beautiful here right now; it feels good to be a part of all of this. As the news in the U.S. gets worse on a daily basis, we feel fortunate to be in a position that we are still moving forward and getting closer every day to the place where we can begin delivery of your condominium at the Residences. All of us here at CDDG want you to know that we appreciate the incredible amount of support and patience of all of our owners and friends have shown in these past few difficult months. It has taken much planning, much work and much sacrifice to get to this point where we need to start planning the delivery of the individual condos. The real work is about to begin!
This seems to be a good time to introduce to you someone most of you will be dealing with on a fairly regular basis, Magaly Franco. Magaly is our “In-house” real estate attorney and our closing coordinator; she will be working closely with First Title Services, a company all of you should be familiar with by now. With the help of our sales staff, Magaly will begin collecting the necessary information and the numerous documents needed to begin this laborious process of closing the individual transactions including the transfer of funds to complete the purchase of the condos and the transfer of title to the owners. First Title Services will help disseminate these volumes of documents and put a package together that will flow through this closing process without a hitch. Many things must happen all at the same time for this process to be successful; this will require much cooperation and dedication on everybody’s side for this to happen.
This brings me to the first step for us in this many faceted process, all of the owners have received a package from First Title Service with a trust document included in it. We need to begin the push on collecting all of these documents from every owner at the Residences. Unless one is taking ownership of their condominium as a Mexican citizen, this document must be signed and returned to us as quickly as possible, regardless of intention to close quickly. Magaly and First Title Services will begin contacting each owner (once again) to help those with questions on this document. Please understand the importance of this request, we let this somewhat “slide” at one time, but it is now needed.
Next, an information sheet will be sent to each owner asking for personal information, correct spelling of names, addresses, phones numbers, etc. This is one of the most important pieces of information that we can gather, for most everything else will be generated from this, so it must be correct. Also, as a reminder, all builders’ finishes must be completed and returned at this time, for standard finishes will be installed in each unit that the owner did not make their personal selections. Communication and interaction will be fairly constant once this process starts, more and more information will be directed at the owners in a short period of time. In the next few weeks, we will send out an announcement of the delivery schedule of the condos on a floor by floor basis, much of this will come by mail, not electronic. Please be on the lookout for it.
This has been a long time coming, but we are now close, we are excited to finally be in this position. Any owners that need a package from First Title Services please contact us and will be sure to get one to you in a timely manner. Magaly, our Sales Team, Customer Service and First Title Services will be looking forward to helping each any every one of the owners of the Residences navigate through this somewhat challenging journey of taking ownership of property in Mexico. We are looking forward to seeing each of you at the “closing table”.
